We have listed below the breakdown of services provided by Bansko apartment support
services which are included in the price to manage your apartment for 12 months
from the date of signature on our contract unless stated.
Rentals
We will
not charge commission on any rentals sourced by the apartment owner however if
we source rentals ourselves we will request just 5% commission on any bookings
made.
Please note you will also be required to pay 10% tax as defined in Bulgarian law also we will not guarantee any rentals however will actively seek these on your behalf through our working partners.
We will require a separate rental contract to be signed if this service is required.
Apartment promotion: All complexes where we manage will be listed for promotion on our website and face-book page. Additionally we will list apartments on the Bansko tourist information website free of charge for the duration of your management (normally 25 euro per apt per annum)Periodic Inspections.
We will
inspect your apartment through our 10 day cycle to asses all is well and that
the place is secure with no leaks or other maintenance issues reported. We will
manage the heating to the current weather conditions and will also be on call
in case of any emergencies or when access is required to your apartment.
Bill Payment
We would require the appropriate utility account numbers plus ideally a deposit to
cover costs of utility bills over the period of your contract.
Please
note: We will NOT charge for the provision of the service and we will check
with the utility companies each month to confirm if there are any payments
outstanding all receipts of payment will be scanned
as proof of payment and can be requested at any time.
Meet Greet & Exit.
We will
prepare your apartment switch on the heating and utilities then secure the
apartment once your guests have left. Our team will meet with you and or your
guests on arrival assist with any queries and supply 1 set of keys to your
apartment. On departure your keys will be collected and an inspection of the
apartment will be carried out to ensure no visible damage has taken place.
Apartment Preparation where no Meet
& Greet is required.
If your
guests are already key holders we will prepare your apartment switch on the electricity,
heating, water etc and check the apartment is secure after your guests have left.
Unexpected Arrivals.
Please
avoid any excess charges/call outs and keep us informed of visitors to your apartment a minimum
of 48 hours before the arrival date.
You will
receive 2 complete inventory checks per annum although for the 1st
year you are with us one will be taken when we take over the management.
Please
note: If you choose to use your apartment for rent we strongly recommend that you only use white linen if your apartment is to be used
by others minimizing the risk of lost laundry. If you wish to keep your own
laundry in the apartment for your own use we suggest you have a
cupboard/wardrobe that is locked for your personal use only.
Normal days / hours of work.
Our operating hours are Monday – Sunday 9am – 6pm local time and office is open from 12 - 5pm Mon, Wed, Fri, Sat & Sun.
Outside of
these working hours charges at 10 euro per call out will be applied to the prepay account of the owner for meet, greets and departures
10 euro call out charges will apply during the following holiday periods:
Christmas
eve from 3:00pm – 10am Boxing day - New Years eve from 6pm and New years day
plus Good Friday – Easter Sunday – Easter Monday
Booking forms.
Emergency call outs.
If
specifically requested we will visit your apartment to ensure all is OK or to
offer access to external companies if there is a problem such as a water leak or remedial works are required.
